Secondly we would like to personally thank you for entrusting your timeshare unit(s) to us for rental in 2015/2016 season.
2015 was a difficult and demanding year with the state of the economy playing a very large part in the circumstances that prevailed. Firstly the number of two weeks + holidays booked over the December period reduced considerably due to the financial constraints that people found themselves with. With a single week being the holiday of choice, week 51’s became almost impossible to rent. Week 52’s were in huge demand and to a lesser degree week 01’s. Towards the end of November the resorts themselves and also other private rental agencies realised there was an over abundance of week 50 and 51 units on the market and resorted to advising their clients that the units could not be let.
This resulted to our receiving numerous calls from owners to us maintaining that they had changed their minds about using their units and asking us to assist in renting. Whilst we were able to help many of these people, none of them were prioritised on our books and they had to take their chances on our back up list which was only consulted after the mandated clients on our books had been confirmed.
Week 51 prices unfortunately suffered as these had to be adjusted quite dramatically in some instances in order to achieve a rental and ensure that the owner was not facing a total loss.
We fortunately were only faced with having to spacebank five units, two of which resulted from a late cancellation.
But what is the situation likely to be like in 2016? Firstly one has to take into account that week 53 has arrived once again which is great news for those who own week 52 but not good news for those owning weeks 49, 50,51 and to a lesser extent week 01. Our forecast for the weeks over the 2016/2017 year-end is as follows:
Week 49 (3rd to 10th December) does not fall in school holidays and will be a very difficult week to rent and lower prices than 2015 will rule the day.
Week 50 (10th to 17th December) is very early but will suite the budget conscious holiday maker.
Week 51 (17th to 24th December) is definitely going to be the poor relation this year and owners must be prepared to accept rental prices lower than probably even to one to two years past.
Weeks 52 and 53 (24th December through to 7th January) will be prime plus and owners can expect good returns above what was achieved in week 52 last year.
Week 01 (7th to the 14th January) will probably be saved by the fact that it falls into private school holidays and reduced demand will enable returns to be achieved similar to 2015.
We do believe that owners should bear in mind the situation that is prevailing in the country at the moment with economic conditions said to be on the down turn and the economic situation bordering upon depression. Holidays are not immune to these conditions and owners should understand that tenants are resisting any major increases in prices and that certain weeks will definitely be unpopular at the end of this year.
Finally we at Quantum Sun are proud of the fact that not a single one of our owners were phoned in the December period and told to take their units back from us. Every owners unit was rented with the exception of five which we arranged for spacebanking which enabled them to use the unit at another time.
We would like to make sure that 2016 is for you another year of confidence in the way in which your valuable timeshare assets are showing you the return that is expected.
